If you are looking to purchase a residential investment property, it’s essential to run some numbers on the property to determine its financial viability. In today’s market you’ll need to move quickly and alertly- the following spreadsheets will enable you to do so:

• The Residential Scorecard provides a brief overview and several important KPIs to determine if the property is a viable investment and if it warrants further analysis
• If you’ve determined the property to be a viable investment, the next steps are to perform a Pro Forma Report to project the property’s cash flow and return
  • To better predict the property’s performance, use the Renovation Checklist to estimate any necessary renovations and repairs to the property
